Here, locally our inventory is about 16% less than what the peak was in November 2022.  Currently, in our two county market there are 1,383 single family detached homes for sale.  As of this morning, there have been 479 closed sales for the month of March.  We have just under 3 months of inventory, meaning we are still in a seller's market.  

Market Trend: The average number of closed sales for the month of March was 664 for the years 2017 to 2019 .  The average for March from 2020 to 2022 was 866 closed sales.  For March 2023, we should end up with closed sales in the 600's based on what happened in January and February of this year.  The January and February numbers are more in line with what happened from 2017 to 2019 (it was still a seller's market back then).
