Pensacola Home Sales Report

Here is a snapshot of what is happening in the Pensacola real estate market for single family detached homes.  Looking back from July 1, 2020 to December 31, 2020.  Also a look at how many homes are currently for sale in Pensacola, Florida metro area that includes Escambia county and Santa Rosa county.

There is some hidden inventory....new home builders developing and selling in neighborhoods.  What do I mean?  Builders will list their inventory in the Multiple Listing Service when they are building a Spec Home, (a home for no specific buyer) and when they sell (go under contract) to someone that is not buying a Spec Home.  Spec Homes are built to attract potential buyers into the neighborhood.  If the buyer wants a different floor plan or the same Spec Home but on a different lot then the buyer will have the builder build and this type of potential transaction will not show up as an individual listed for sale home.   I can help a person find these new home sites and also represent the person in a fiduciary capacity (looking out for the person's interest).
