The Pensacola Metro Area Real Estate Market News

As of January 20, 2021 there are only 838 total single family residences available for sale in the Pensacola Florida market. The Pensacola market encompasses both Escambia county and Santa Rosa county. Pensacola Home Search.

A break down of what is available is as follows:

  • Number of Single Family Detached Houses 674
  • Number of Condominiums 116
  • Number of Townhouses 48
That is it!

The number of single family detached home sales ended up being higher in 2020 than 2019. The Covid-19 virus did not slow the number of sales in the Pensacola market.

When it comes to what is for sale by home builders, does all of that info show up in the Multiple Listing Service?  No, not all available lots will appear as individual property listings.  Typically what will show up are Spec homes which is a home that a builder builds in hopes of attracting a buyer.  A pre-sale is when a buyer finds a neighborhood and wants that particular builder for the neighborhood to build a home to certain specifications on one of the builder's lots.   So, new construction does not completely show up in the 838 available homes for sale.  Pre-sales can be numerous and may never appear as an "Active" listing in the Multiple Listing Service (MLS) website platform that then feeds into Realtor.com and other third party websites.  The pre-sales will eventually end up in the MLS but will show up as under contract as either "Contingent" or "Pending" and these under contract statuses do not show up on Zillow or other third party sites. This is where an experience real estate agent can help you find the neighborhoods to build in and at the same time be your fiduciary representative.

New construction by Adams Homes in Northeast Pensacola in  the $199,000 to $247,000 range. This location is in the 32504 zip code so this neighborhood, Cardinal Cove, should sell out quickly because of being in Northeast Pensacola, a location essentially next to shopping and restaurants and is less than 10 minutes from West Florida Hospital and the Medical Center Clinic on Davis Hwy.

Square footage range is from 1,250 to 2,025 square feet. Lot sizes are approximately 40 feet by 110 feet. The largest one story home is 1,550 square feet. There will be a total of 81 home sites.
