Home Sales Market Report for Pensacola

Here is a look at the single-family detached housing market for the Pensacola area.  Two separate reports, one for Escambia County and the other for Santa Rosa County.

Extreme Low inventory for both counties.  

In Escambia county, the price range of $150,000 to $349,999 has the most closed sales activity over the past six months and this range has less than a 30 day supply of homes. Multiple offers are still occurring.  

I am closing on the sale of my seller's investment property tomorrow that sold for $175,000 ($6,000 above list).  There were five offers on this home which was a home built in 1966 but had been updated over the years.  The condition of the home is average.

 In Santa Rosa County the most activity of closed sales is from $250,000 to $399,999.  Again this range has less than a 30 day supply of homes available at any given time.

Another listing in Pensacola just went under contract on Poppy Avenue Pensacola.  Multiple offers on this one too.  The list price was $269,000.
