I believe one of the reasons for less inventory is that current homeowners in Pensacola have very few choices to replace their current home. Price of new construction is through the roof and despite the record low interest rates many do not want to
tack on a larger mortgage on their back. I feel this is especially true for those in that age group nearing retirement (within 10 years). Although seniors who are considering a sizeable downsize may see this as an ideal time to sell to replace their
current living mode and cashing out their nest egg. There is always counteracting forces in play.
