Housing Info for Pensacola FL  & Surrounding Area (Escambia and Santa Rosa County)

My new listing in Pace 4982 Spencer Oaks Blvd just went under contract to a first-time home buyer. Went under contract above list price.  Was listed for $239,900.  

   As of this morning June 9, 2021 we have broken the barrier of 600 homes for sale between in the Pensacola market (includes Santa Rosa County). We have been around the 525 to 550 homes for sale for the past 15 months. Today we have 602 for sale. We have long way to go to get to a market that puts the seller and buyer on equal footing. We need at least 2,400 homes to get close to a balanced market.

Here is the market report looking at single family detached house sales from December 1, 2020, to May 31, 2021.

And here is look at new construction sales. This is a comparison of the 1st quarter of the year 2020 to the 1st quarter 2021.

In 2021 there have been a combined 3,026 closed single family detached house sales for Escambia and Santa Rosa County Florida. 72% were resales and 28% was new construction.

I have a new home being built that hopefully will be available soon. It is 1,354 square feet with 3 bedrooms and 2 baths for $220,000.  8280 Sedgefield Drive Pensacola Florida.  This is off of Gulf Beach Hwy about half-way between the front gate and back gate of Naval Air Station Pensacola.
