What data do I looked at when determining a list price.

  • Number of homes for sale like yours
  • Comparison of neighborhoods like yours
  • Similar square footage, ideally within plus or minus 200 square feet
  • Similar in age, ideally within plus or minus 5 years
  • Similar lot size
  • Aesthetic presentation of the home
  • Maintenance condition of the home (what might be an insurance issue)
  • Three past sales that are the most relevant to yours and these sales to have occurred within the last 90 days.
  • Interest rates
  • Monthly inventory level
  • Sale price to list price ratio
  • The average days on the market and the median days on the market
  • Did you know that for every 10 showings you should get one offer?
Pricing a home is drawing a logical conclusion based on the data and…an “Art” where there is a natural intuition that comes into play. However, there is no wishful thinking when it comes to pricing.

Here is a look on sales trends of single family detached houses in the following zip codes in the Pensacola Florida area.  Pensacola 32504 and Pensacola 32526 plus Cantonment 32533. A ton of sales in the 32526 zip code, where about 35% to 40% is new construction.
